Known for his expertise as a buy-side broker specialist, Dusty approaches each deal with a proven track record of success. After returning to Brown Harris Stevens, we sat down with Dusty to talk about what continues to set the firm apart, his go-to strategy for strong buyer representation, a forecast heading into Manhattan’s competitive Spring market, what makes the Rivertowns such a special place to call home, and more.
You were previously with BHS and have since returned home, what is it about Brown Harris Stevens that is so different from the other brokerages?
There is a unique culture here that is very much committed to excellence in the industry. It matches my own approach to working with clients and I find it inspiring to be around so much talent. It’s a brokerage I can feel proud to be a part of.
You are known as buy-side broker specialist, what is one tip to BHS agents looking to improve their buyer representation?
Making sure my buyers know that being prepared and presenting offers in the right way is just as important as the amount they are offering. You can beat out other offers that are close in price just by being more organized.
If you had to come up with something that separates you from the 16,000 other real estate professionals in NYC, what would you say that is?
I always remind myself how important these transactions are to the clients. We throw numbers around with ease but these are major decisions for people, and keeping this top of mind makes me very patient and understanding with clients when a deal gets tough. It’s not just about numbers for me.

You currently reside in Irvington in Westchester County, share something about the Rivertowns that is so special about living there and raising your family?
The Rivertowns are a majestic place to live—filled with history, beauty, and wildlife, combined with quiet and a friendly community. I feel very lucky to live in such a peaceful area while still being so close to the city.
What is your forecast for the Manhattan Spring Market?
I spent last weekend running around in sub-zero weather viewing apartments with multiple buyers. If it’s that busy in the frigid cold, I predict Spring will be very active. We could use a bit more inventory on the market but we are seeing healthy competition for well-priced listings.
