What’s one piece of advice you’d give a newer agent trying to break into the luxury segment in Fairfield County?
In the luxury market, you need to analyze these properties differently and dig deeper. What sets them apart from previous sales? What alternatives and hidden value do the properties hold, i.e., extra land or potential for docks and pools? How can you bring out hidden value by enhancing the current properties? Creativity is the key.
Walk us through your most memorable deal — what made it stand out?
My most memorable deal was my latest waterfront sale. I specialize in estates, which often need work to achieve the proper sales price, and the executor was happy to give me the latitude to bring in my crew and work with the home and gardens to restore their original beauty. We sold it above asking in two days, which delighted both the seller and buyer.
As a waterfront expert, how are waterfront properties selling in Fairfield County compared to inland?
As a waterfront expert, I benefit from knowing what luxury buyers consider important when spending the kind of money they will be. Know their questions before they ask. Where can I keep my boat? Can I put in a dock? Is there room for a pool? Is there room within the waterfront setback requirements to expand the house? How can I add value to this property? Be prepared to be their expert. Waterfront sells in its own world, as there are always more buyers than available properties. Most buyers have been waiting to jump on what becomes available and are educated about the market, so, when priced and presented properly, the home will sell quickly, often with multiple offers. Waterfront properties will continue to be strong and in demand for the near future.
What is the biggest challenge you face in this market right now?
The most challenging part of the current market continues to be the lack of inventory, which also creates an additional problem, as it can encourage sellers to price their properties at levels that are not consistent with real buyer activity and to miss those very precious first few weeks of premium buyer interest. Our biggest challenge is keeping both our buyers and sellers realistic in their expectations.
What is it like to live in a town like Darien?
Life is good in Darien. A new waterfront park, new shops, amenities, and restaurants have great appeal to incoming buyers and, combined with the award-winning schools, beautiful beaches, and easy access to New York City, keep Darien in high demand and will continue to support strong sales prices.
