Agents Who Master Pricing Master Their Market BHS Miami’s Regional Director of Sales David Deza

I spend a lot of time meeting with agents about how to grow their business. We talk about prospecting, marketing, and building relationships. But the agents who scale the fastest tend to get one thing right: pricing.

The South Florida real estate market is widely reported to be in a positive rebalancing phase, creating excellent opportunities for both buyers and sellers. Pricing right is the key to capitalizing on it.

Timing

In any market, price is your first impression, your marketing strategy, and your negotiating power. The first two to three weeks on the market matter most. This is when serious buyers are watching closely and momentum is at its peak. When you price correctly, listings sell. Instead of managing one stagnant listing for months, you’re moving on to the next deal with a happy client likely to send you referrals.

Setting the Right Price Starts with the Right Questions

  • “What is your ideal timeline to sell?”
  • “Where are you moving?”
  • “Are you aware of recent comparable sales?”
  • “If activity is slow after 21 days, are you open to adjusting?”
  • “Would you rather attract multiple offers or wait for one?”

Data

Buyers are more informed than ever, supported by data from the National Association of Realtors and platforms like Zillow. Within seconds, they know if a home is priced correctly. Once they decide, it’s hard to change their minds. In a data-rich market, pricing correctly is a key competitive advantage agents should provide their sellers. With an abundance of data available, agents demonstrate their value by helping sellers understand what truly drives pricing and buyer behavior.

Correction

Not every seller agrees with the recommended price from the start. And sometimes, even experienced agents receive clearer direction once the listing goes live. The key is to respond to the market, not resist it. Limited showings, low activity, or no offers are feedback. Repricing is a strategic repositioning that can reinvigorate a listing, attract the right buyer, and get a deal done.

Influence

In a market as desirable as South Florida, buyers may forgive a lot, from outdated finishes to unconventional layouts. What they won’t forgive is a price that doesn’t align with the market. Agents who price correctly contribute to a healthier, more active market. Pricing correctly helps maintain market momentum and defines your reputation as an agent.
