Recently joining Brown Harris Stevens from Christie’s International Real Estate Group—and as the owner and founder of Dalazar—Alain Azaria brings a globally informed, entrepreneurial perspective to New York City real estate. In this spotlight, he shares what sets his approach apart in a competitive market, along with his take on today’s international buyer landscape. From his favorite dining spot to the cultural institution that inspires him—and his perspective on why BHS stands apart—Alain offers a well-rounded look at the lifestyle behind the business.
If you had to come up with something that separates you from the thousands of other real estate professionals in NYC, what would you say that is?
I need to like the clients I work with. It has its positives and negatives. I, as an agent and a partner to my clients, need to be likable, but my clients do as well. I recall my colleague Jason Haber not allowing the rental of his listing to the former Libyan dictator, for obvious reasons.
Favorite Dining Spot on the Upper East Side? What are you ordering?
Avra is one of them that I like very much.
What is the state of the market for international buyers? If so where are they coming to NYC from to buy?
Avid and experienced investors use any crisis to get into the NYC marketplace. Now is a good time for them, but heavy sourcing is necessary to find the right deal. However, international lifestyle buyers are showing up less, choosing destinations such as Florida and Texas.
What is it about Brown Harris Stevens that is so different from the other brokerages?
150 years of existence, high ethics, and leadership that understands the new technological challenges to excel in our markets.
Favorite cultural institution in New York and why?
The Blue Note, an institution. This year it is opening up in Paris—don’t get me started.
What is your temperature for the current state of the market right now?
About 50 degrees. The season is more of a key factor for any seller than it used to, except the desperate ones. While inventory levels are at a record low, there are opportunities not to miss for cash buyers wanting in. Anything under $5M with financing seems difficult.
