For buyers and sellers considering their next move on the East End, Brown Harris Stevens’ James Blueweiss offered a practical perspective in a recent Spark Hamptons feature. While higher interest rates affect buyers who finance, he emphasized that the Hamptons and North Fork have distinct market dynamics. Limited inventory, substantial cash purchases and enduring demand continue to shape activity.
Blueweiss highlighted fall as a promising window for buyers, with less competition after Labor Day and potentially greater flexibility from sellers whose homes have remained available through summer. His advice centers on recognizing the right opportunity when it arises, rather than waiting for more favorable mortgage rates.
“If you find the right house at a price that makes sense, I wouldn’t sit on the sidelines waiting for mortgage rates to fall. If rates eventually come down, you can refinance. You can’t go back and buy a property after someone else has taken it.”
For sellers, Blueweiss emphasized that fall can also be an effective time to list, provided the home is positioned thoughtfully from the start. Looking toward year-end, he expects desirable, turnkey homes with realistic pricing to attract interest, while overpriced properties may linger and create opportunities for negotiation.
“For sellers, I also wouldn’t automatically wait for spring. Good properties that are priced correctly are still selling. Buyers today are informed and value-conscious; however, aspirational pricing is increasingly being challenged. The first few weeks on the market matter enormously.”
Ultimately, Blueweiss’ outlook reflects the enduring appeal of the Hamptons and North Fork. Interest rates may influence the pace of activity, but scarcity, lifestyle and long-term desirability remain central to the market. For buyers and sellers alike, his message is to recognize opportunity and approach each decision with a clear understanding of the property and its value.
