In conversation with Morgan Blittner: Why this top agent is loving Biscayne Shores

Why has Biscayne Shores caught your attention, and why do you think buyers should know about it?

Miami has neighborhoods that even knowledgeable buyers can overlook. Biscayne Shores is one of them. I actually love that the area has its own name that really encapsulates the feel of the neighborhood, rather than just putting “north” or “south” in front of an existing neighborhood name to define a new area. This is an established Old Miami neighborhood with its own identity and character.

There’s a great blend of old and new. You still have people who bought or built homes here in the 1970s and have remained in the neighborhood, often on these great lots, alongside newer buyers and contemporary homes coming into the area. It has Old Miami charm that you can’t recreate.

How would you describe what it feels like to live in Biscayne Shores?

Biscayne Shores is quiet, residential and very close to Biscayne Bay. Nearby neighborhoods like Biscayne Park and El Portal are known for their shady, tree-lined streets, but Biscayne Shores has a different feel. You really get that breeze coming off the bay, which is fitting given the name.

North Bayshore Drive is also a very wide street, which gives the homes a greater sense of openness and creates more expansive sightlines and separation. You have generous lots that give homes more breathing room and privacy, and architecturally, it’s eclectic rather than uniform, with older, character-filled homes alongside newer contemporary residences. It feels like an established neighborhood rather than something newly created.

What makes the location and lifestyle so appealing?

Biscayne Shores feels conveniently tucked away, not isolated. It’s very quiet, but you’re also close to so much of what buyers prioritize. You have the restaurants, shopping and everyday conveniences along Biscayne Boulevard and in Miami Shores, along with proximity to top schools including Miami Country Day and Cushman. The Design District, Midtown, Wynwood, Downtown and Miami Beach are all within easy reach.

You can come home to a quieter residential environment with that Old Miami charm and proximity to the bay without giving up access to the places you frequent every day.

Why do you think Biscayne Shores should be on buyers’ radar?

I think the area is still relatively untapped and presents a lot of value. There are examples nearby that show just how dramatically this part of Miami has evolved. Two waterfront parcels in the area have sold for more than $4.5 million for the land alone. One of those properties is now being developed with a residence designed by renowned architect Max Strang and is currently asking $18.5 million.

It’s very much a reflection of what we’ve seen happening across Miami. Buyers want to make smart real estate decisions, and they’re still excited about the long-term value of Miami and the uniqueness of its individual neighborhoods. Biscayne Shores has its own identity and offers many of the lifestyle qualities buyers are searching for—great lots, privacy, proximity to the bay and an established neighborhood—while still being close to everything they love about Miami.

Show us this incredible listing. What can buyers expect?

The home is being offered at $4.8 million and will be delivered turnkey with four bedrooms, four full and two half bathrooms, approximately 4,125 square feet of adjusted living space and 5,127 total square feet. It sits on a 10,694-square-foot corner lot, so you’re getting the space and privacy that are such an important part of the neighborhood’s appeal.

The architecture is contemporary, with floor-to-ceiling windows, oversized skylights, abundant natural light and open-concept interiors designed around indoor-outdoor living. The home is also being built extremely elevated, with severe weather and Miami’s changing climate in mind, giving buyers an additional level of peace of mind.

What are some of the standout features of the home?

One of my favorite elements is the second-level infinity-edge pool and expansive elevated terrace with a summer kitchen. From that level, you have exposure to the east and west, so you can enjoy both sunrise and sunset, and the elevation is also designed to maximize those breezes coming off nearby Biscayne Bay.

As my clients know, one of my favorite things about Miami is enjoying it from the water. One of my favorite Biscayne Shores insider tips is that there’s an undeveloped easement at 109th where you can fish or put a kayak or paddleboard in the water. It’s one of those little neighborhood details you might never know just driving through, but to me, it’s part of what makes living this close to Biscayne Bay so special.
